It is extremely important that a real estate professional knows all of the responsibilities – and limitations – of the WDO Report.
Today’s real estate inspection has many different moving parts. A typical 30-day escrow requires full time attention to detail to meet all that is required byt law. One of the most confusing parts is what is often referred to as the “termite report,” however; this report is much more in depth than just termites. It is inclusive of termites but also notes any water-related infection, which means the report covers water stains, fungus and any damage created by water. Thus the name for the report is a Wood Destroying Organism Report or WDO Report.
Often times this WDO Report will not garner all the attention that it truly requires. It is extremely important that a real estate professional familiarize himself or herself with all of the responsibilities and limitations of the WDO Report. Doing so will empower the Realtor’s ability to work more efficiently and enable him or her to make quick and concise decisions.
As a licensed general contractor and owner of The Termite Guy and IRC Services for over two decades I find that in my typical workday my expertise is not what I know but how quickly I can get the answers that I need from other individuals. I believe the need to get answers quickly holds true for most professions, and is especially true for the real estate industry.
